Where the utility stops and you start

The water company owns the main under the street and typically the curb stop at your property line. From that valve to your meter, the pipe is the homeowner’s. It is a division that surprises people every time, usually while standing over a wet patch of lawn.

If you have water surfacing in the yard, a meter that spins with every fixture off, or a sudden jump in your bill with no change in usage, you have a service line leak and it is yours to fix.

Diagnosing low water pressure

Low pressure at one fixture is an aerator or a cartridge. Low pressure at the whole house is a different conversation: a partially closed valve, a failing pressure-reducing valve, corroded galvanized pipe closing up from the inside, or a service line that is undersized or leaking.

We test static and flowing pressure at the meter and at the far end of the house. The difference between those two numbers usually tells us which of the above it is within about twenty minutes.

Galvanized pipe is on the clock

Long Island has plenty of houses still on galvanized steel supply. It corrodes from the inside, and the process accelerates — a pipe can go from adequate to unusable within a few years. If your water runs rusty on first draw in the morning, or pressure has faded gradually rather than suddenly, that is the mechanism.

Repiping in copper or PEX is disruptive but not exotic, and it is one of the few plumbing upgrades that a buyer’s inspector will actually credit you for.

Trenchless where it fits

Where the run is straight and the soil cooperates, we can pull a new service line through the path of the old one from two small pits rather than opening the whole lawn. It is faster, cheaper to restore, and it saves mature trees and driveways.

It does not work everywhere — sharp bends, collapsed pipe and certain obstructions rule it out. We will tell you honestly which one your property is after we locate the run.
